## The universe of knowledge is expanding

Agents get asked to do all sorts of things, and answer a broad spectrum of questions - far beyond the **“typical”** job description of working in real estate.

One such request? Requiring a crystal ball about interest rate movements — in the future.

“Date the rate, marry the home” is not a great answer if you’re a realtor. Helping a buyer who is on the fence get over the finish line is an important skill to move a transaction forward.

With Sidekick, you can shut the door on client waffling and get deals done faster with **the full force of the internet behind you**. Here’s an illustrative scenario of how Sidekick can help.

### Doing the math

I asked Sidekick to pull today’s 30-year fixed rate from the internet to calculate the monthly carrying costs of a $1 million property assuming 20% down

I then asked it to compare the difference between that and 5% over the first 2 years of the mortgage (the period of time after which the buyer could refinance at a lower rate).

Ok, ~$20k is the difference over 2 years between the two rate scenarios on a million dollar property. **Now, as an agent having this conversation with a buyer, you can draw a box around the decision point.**

To bring it home, I asked Sidekick to recalculate the net value difference assuming a reasonable equity appreciation rate.

Sidekick used 3% (reasonable in most top markets) and demonstrated that **a buyer would be ~$41k better off on a net basis if they bought now.**

**This entire analytical process to me approximately 30 seconds.**

The best part? I can send this analysis to my client — **in a spreadsheet** — handled by Sidekick.

**Not bad for 30 seconds of work to help secure a $25,000 commission.**

Now is the time to start experimenting - now with the world’s knowledge at your fingertips!
